General Terms and Conditions of Sale applicable to hotels

As of March 31, 2025


Article 1 – Scope and Location

These general terms and conditions of sale (“GTCS”) apply in their entirety to bookings made at the following establishments, unless specifically stated otherwise.

ALL SUITES HOTEL LE TEICH, located at 7 rue Copernic, 33470 LE TEICH, managed and operated by GESTHOTEICH, SARL with a capital of 7,500 euros, registered with the TCR of Bordeaux under the number 504 635 582 and having its head office at 20-24 avenue de Canteranne, 33600 PESSAC, whose VAT number is FR 16 504635582.

 

ALL SUITES HOTEL PARIS PLEYEL L’ILE-SAINT-DENIS, located at 1 place de la Batellerie 93450 L’Île-Saint-Denis, managed and operated by GESTHOJO, SARL with a capital of 2,500 euros, registered with the TCR of Bordeaux under the number 953 372 661 and having its head office at 20-24 avenue de Canteranne, 33600 PESSAC, whose VAT number is FR 51 953372661.

 

ALL SUITES HOSTEL BASSIN D’ARCACHON – LA TESTE DE BUCH, located at 280 rue Eugène Chevreul 33260 LA TESTE-DE-BUCH, managed and operated by GESTHOPAPATO, SARL with a capital of 2,500 euros, registered with the TCR of Bordeaux under the number 948 243 423 and having its head office at 20-24 avenue de Canteranne, 33600 PESSAC, whose VAT number is FR 29 948 243 423.

 

Article 2 – Accommodation Services and Regulation
The HÔTEL ALL SUITES LE TEICH is a 3-star hotel.

ALL SUITES HÔTEL PARIS PLEYEL L’ILE-SAINT-DENIS and ALL SUITES HOSTEL BASSIN D’ARCACHON – LA TESTE DE BUCH are currently being classified.

These establishments offer accommodation (private or shared rooms depending on the establishment) for stays of varying lengths, for business or leisure.

All customers declare that they have read and unreservedly accepted the GTCS when validating their reservation. They are presumed to have all the guarantees linked to their legal capacity to contract. The customer is solely responsible for the choice of the conditions of their reservation, whether made for themselves or on behalf of someone else, and expressly declares that they are not acting for fraudulent purposes.

The booking contract (“Contract”) includes all the reservation conditions and the GTCS, and is subject to the regulation applicable to hotels establishments. Customers may not avail themselves of the legal provisions applicable to residential leases, particularly those relating to maintenance of the premises. Any private or professional domiciliation in the establishment is strictly prohibited.

3-2. Establishments reception hours

ALL SUITES HOTEL  LE TEICH, ALL SUITES HOTEL PARIS PLEYEL L’ILE-SAINT-DENIS et ALL SUITES HOSTEL BASSIN D’ARCACHON – LA TESTE-DE-BUCH

24 hours a day, 7 days a week
To complete the formalities required to enter the premises, customers must arrive from 2 p.m. onwards.
Check-outs must be made before 12:00 PM.
Customers acknowledge that the reception hours mentioned above are indicative only.

 

Article 4 – Terms of Reservation
The reservation request (“Request”) may be made at the reception, by telephone, by email, or on this site (“Site”) by completing the form provided. The reservation is valid only upon receipt of a written confirmation from the establishment concerned, which will be established according to (i) the availability of accommodation for the type of accommodation and period required, and (ii) the successful (pre-)payment of the stay (deposit or full payment of the price upon reservation).

For the ALL SUITES HOTEL LE TEICH, PARIS PLEYEL L’ILE-SAINT-DENIS et ALL SUITES HOSTEL BASSIN D’ARCACHON- LA TESTE-DE-BUCH a credit card number (imprint or debit depending on the type of rate booked) or any other means of payment accepted by the establishment to guarantee the reservation is requested from the customer; however, in accordance with article L. 112-1 of the French Consumer Code, customers are informed that payments by cheque are not accepted.

4-1. Reservation steps

4-1-1. On-site reservations at establishments :
Reception will fill out a computerized reservation form with the customer, which will include the customer’s surname, first name, address, telephone number and e-mail address (“Personal Information”), the type of accommodation and length of stay requested, and any optional services (e.g. breakfast, parking, etc.) (together the “Reservation Conditions”).
If the customer makes a reservation for the same day, the keys will be handed over and the customer will enter the property on the following day, after payment of the full price of the stay.

4-1-2. Remote reservations:
For all remote bookings, the chosen establishment reserves the right to ask the customer to present an official identity document and the bank card used to make the booking on arrival.

– By telephone:
Reception can be reached on the number given in article 3 (price of a local call without surcharge according to the supplier’s tariff conditions).
The receptionist or telephone operator records the customer’s booking conditions. Within approximately 24 hours, the customer receives an e-mail (or letter or fax) confirming that they have been registered and that the Request has been processed.

 

  • On the website for the HOTELS ALL SUITES LE TEICH and PARIS PLEYEL L’ILE-SAINT-DENIS and ALL SUITES HOSTEL BASSIN D’ARCACHON – LA TESTE-DE-BUCH :

A form is to be filled in electronically with the Booking Conditions. Within 24 hours, the customer receives a confirmation e-mail stating that the conditions have been recorded and that the request is effective.
In all cases, if the reservation is guaranteed by a credit card number only, the reservation will be valid after the card has been checked (imprint taken) without direct debit.
Reservations accepted without a credit card number as guarantee, deposit or pre-payment will be held until the option date communicated at the time of the initial reservation. Failing this, the reservation will be automatically cancelled.

 

4-2. Special cases of group reservations
Group reservations (reservations of a minimum of 10 accommodations with or without reservations for catering services, etc., made by the same entity) are subject to payment of a deposit of 30% upon confirmation on the date defined by the establishment. The balance is required at least 1 month before the date of arrival.

Please note that for bookings of 10 or more units with flexible terms and conditions on the website, the above group terms and conditions will apply.

Also, if a booking is made during a busy period (summer, trade fairs, events, etc.), the property will contact the guest following the booking to inform them that more restrictive terms and conditions may apply.

In the latter two cases, the guest will have the option to accept the aforementioned terms and conditions or cancel without charge.

 

Article 5 – Prices

The prices displayed are in euros, inclusive of all taxes, at the legal rate in effect on the day the Request is registered; subject to the possible application of exchange fees for reservations made from countries outside the euro zone. They only include the provision of a furnished, equipped room (private or shared) and do not include tourist tax or optional services.

Accommodation rates are available at any time; they are displayed in the establishment and on the Website. The applicable rate schedule is subject to revision during the year, without notice, at the sole initiative of the management company of the establishment concerned (the “Company”). The contractual price is the one in effect on the day of the Request.

 

Article 6 – Payment terms and conditions
To be accepted, reservations must be guaranteed by a valid credit card*, and/or have been the subject of a prior credit agreement with the establishment (subject to the agreement of the relevant banking centres), and be preceded, depending on the case, by the payment of a minimum deposit or total prepayment, in accordance with the terms and conditions of sale of the tariff concerned.
Payments made at reception are authorized by cash (except foreign currency), approved vacation vouchers or credit card. Remote payments may only be made by credit card or bank transfer.
For remote reservations, payments are made via the secure PayZen or Mews Payments system (multi-bank module), which uses the TLS protocol, so that transmitted banking information is encrypted by software and no third party can gain knowledge of it during transport on the network. Under this system, the customer’s account is debited automatically upon authorization by the bank, which determines whether or not the account to be debited has sufficient funds.

  • For the ALL SUITES LE TEICH and PARIS PLEYEL L’ILE-SAINT-DENIS HOTELS and ALL SUITES HOSTEL BASSIN D’ARCACHON – LA TESTE-DE-BUCH the following credit cards are accepted: Carte Bleue, Visa, MasterCard and American Express.

 

6-1. Payment conditions applicable to HOTELS ALL SUITES LE TEICH and PARIS PLEYEL L’ILE-SAINT-DENIS and ALL SUITES HOSTEL BASSIN D’ARCACHON – LA TESTE-DE-BUCH
Although stays are billed upon arrival, a prepayment may be required at the time of reservation, depending on the length of stay and type of rate:

  • For stays of 1 to 29 nights at the flexible rate, reservations are subject to the provision of a credit card number. No direct debit will be taken at this stage. For reservations made at reception, the reservation can be guaranteed by any other accepted method of payment.
  • For any stay booked at a promotional rate, specific sales conditions (deposit, full advance payment, etc.) communicated on the Site are applicable. The deposit is payable at reception for on-site reservations, or deducted from the credit card to be debited for remote reservations.
  • For any reservation at the special rate of 4 to 29 nights at the HOTEL ALL SUITES LE TEICH, a deposit of 30% of the total price of the stay will be required. This deposit will be payable at reception for reservations made on site, or charged to the bank card to be debited for remote reservations.
  • For all reservations at the special rate of 7 to 29 nights at ALL SUITES HOTEL PARIS PLEYEL L’ILE-SAINT-DENIS PLEYEL and ALL SUITES HOSTEL BASSIN D’ARCACHON – LA TESTE-DE-BUCH, a deposit of 30% of the total price of the stay will be required. This deposit will be payable at reception for reservations made on site, or charged to the bank card for online reservations.

In all cases, the total (remaining) price of the stay will be invoiced by reception upon the guest’s arrival; taking into account, as applicable, the amount of the deposit already paid, which will then be deducted from the total invoice due.

 

6-2. Payment of a deposit or full prepayment on reservation at ALL SUITES LE TEICH and PARIS PLEYEL L’ILE-SAINT-DENIS HOTELS and ALL SUITES HOSTEL BASSIN D’ARCACHON – LA TESTE-DE-BUCH

The amount of the deposit or total prepayment will be automatically debited following communication by the customer of the credit card number of the bank account to be debited. Unless there is a technical error or it is impossible to complete the transaction due to a lack of funds in the bank account concerned, the Request will be validated at the same time as the above-mentioned PayZen or Mews Payments system. If the required deposit cannot be withdrawn, the booking cannot be registered.
For remote bookings: following receipt of the bank authorisation to debit the deposit due, the customer will receive, within 24 hours, an e-mail (or a letter or fax for telephone bookings) confirming that the Request is effective.

 

6-3. Payment of the balance of the reservation and security deposit to ALL SUITES LE TEICH and PARIS PLEYEL L’ILE-SAINT-DENIS HOTELS and ALL SUITES HOSTEL BASSIN D’ARCACHON – LA TESTE-DE-BUCH

For all stays at the flexible rate, the price of the stay will be invoiced in full by reception on the customer’s arrival.

For any stay at the special rate of 4 to 29 nights for the ALL SUITES HOTEL LE TEICH and 7 to 29 nights for ALL SUITES HOTEL PARIS PLEYEL L’ILE-SAINT-DENIS PLEYEL and ALL SUITES HOSTEL BASSIN D’ARCACHON – LA TESTE, the customer will be required to pay the corresponding invoice upon arrival, less the amount of the deposit already paid upon reservation.

In cases where it has been agreed that payment for a customer’s stay will be made by a company that has entered into a commercial agreement with the Company, in the event of default by this company, the customer will be personally liable for the payment in question.

For optional services (e.g., breakfast), payment will be required by reception at the end of the stay. The maximum credit limit accepted for this purpose is €50. A credit card number or cash deposit may be requested upon arrival to guarantee payment of any additional services during the stay.

In the event of non-payment by the guest for all or part of the services they have received, the Company reserves the right to pursue liability by initiating any legal proceedings necessary to recover the debt, and, if necessary, to vacate the accommodation without notice or delay.

 

Article 7 – Reservation modification
The details of each reservation accepted will be kept until the end of the reservation period, extended if necessary, by the applicable prescription period.
For any change in reservation before the beginning of the stay, the customer must:

  • If the reservation was made on the website, make the change directly on the website using the link contained in the booking confirmation e-mail,
  • If the reservation was made via another booking platform such as Booking or Expedia, follow the procedure indicated by that platform or call their customer service department,
  • If the reservation has been made directly with the establishment, please contact reception directly or by telephone via the contact links listed in article 3.

 

In all cases, the modification must be made within the following time limits: until 4 p.m. on the day of arrival for stays of 1 to 29 nights booked at the flexible rate, at least 3 days for reservations at the special rate of 4 to 29 nights for the ALL SUITES HOTEL LE TEICH and 7 to 29 nights for ALL SUITES HOTEL PARIS PLEYEL L’ILE-SAINT-DENIS and ALL SUITES HOSTEL BASSIN D’ARCACHON – LA TESTE-DE-BUCH.

Beyond these deadlines, a penalty will apply according to the sales conditions of each rate. Certain special rates and periods of stay are subject to specific sales conditions and do not allow for free changes.

For any reservation changes made during the stay:

Subject to availability and at the discretion of the establishment, the length of stay may be reduced or extended at the guest’s request, with a corresponding price variation. The establishment is not obligated to keep the guest in the same room.

In the event of early departure, the guest must notify reception in advance, acknowledging any possible price adjustment within the aforementioned timeframe. Early departures must be reported and completed before noon to avoid being charged for an additional night. Certain special rates and periods of stay are subject to specific sales conditions and do not allow for free early departures. The customer’s billing will be reviewed accordingly, and the applicable price will be that corresponding to the length of the stay thus reassessed.

 

Article 8 – Cancellation of validated reservation – no-shows

8-1. By the establishment in the event of force majeure

In the event of cancellation of a validated reservation by the establishment due to force majeure, the customer will be offered alternative accommodation, or the deposit will be refunded in full within a maximum of 15 days of being informed of the cancellation, at the customer’s discretion.

 

8-2. By the customer and on behalf of ALL SUITES LE TEICH and ALL SUITES PARIS PLEYEL L’ILE-SAINT-DENIS HOTELS and ALL SUITES HOSTEL BASSIN D’ARCACHON – LA TESTE-DE-BUCH

In accordance with article L. 221-28 of the French Consumer Code, reservations are not subject to the legal cancellation period; reservations for this type of accommodation can be made for the same day.

However, a maximum cancellation period is conventionally stipulated here: The customer must provide notice by 4:00 PM on the day of arrival for stays of 1 to 29 nights booked at the flexible rate, and at least 3 days’ notice for reservations at the special rate of 4 to 29 nights for the ALL SUITES HOTEL LE TEICH and 7 to 29 nights for the ALL SUITES HOTEL PARIS PLEYEL L’ILE-SAINT-DENIS and ALL SUITES HOSTEL BASSIN D’ARCACHON – LA TESTE.

Provided these deadlines are respected and the specific terms and conditions of sale for the reserved rate are met, the customer will not be liable to pay any penalty to the establishment. For reservations accompanied by payment of a deposit, the latter will be fully refunded to the customer (by credit card or bank transfer), within a maximum of 30 days following the date of registration by the establishment of its cancellation.

 

Special conditions during high season – summer school vacations

  • cancellations up to 48 hours before arrival free of charge
  • cancellation after this time: the first night’s fee will be retained
  • in the event of no-show or early departure, the full amount of the stay will be retained

However, for all cancellations of bookings made within a shorter period, the establishment will, by way of compensation:

  1. Retain the deposit or full prepayment, where required, without the possibility of reimbursement
  2. Will retain the amount equivalent to the cost of the first night for flexible rate bookings of 1 to 29 nights. It follows that the invoice already paid on site at the reception desk will not be reimbursed, and that in the case of reservations where a credit card imprint has been taken, the sum thus considered will be automatically debited from the bank account to be debited.

Failure to arrive on the agreed date in the absence of a cancellation will be deemed a “no-show”, which will also entail the retention by the establishment of the deposit paid by the customer at the time of reservation, or the levying of a penalty, as mentioned above.

The effective date of cancellation will be the date of receipt of this information by the reception directly on site: see contact links in article 3.

All reservations may not be exchanged or resold to a third party for any reason whatsoever.

 

8-3. Special case of promotional rate reservations made at ALL SUITES LE TEICH and ALL SUITES PARIS PLEYEL L’ILE-SAINT-DENIS HOTELS and ALL SUITES HOSTEL BASSIN D’ARCACHON – LA TESTE-DE-BUCH

Promotional rate bookings with full pre-payment cannot be cancelled, modified or reimbursed at the time of booking.

However, the hotel management may, if necessary, grant a change in the date of stay on a commercial basis, subject to availability at the same rate for the period requested.

 

Article 9 – Customer obligations during the reservation period

The room (private or shared) being made available in a good state of repair, the client undertakes in return to use the reserved places and their equipment reasonably. He must return the room in the state in which he took possession of it at the time of his entry into the premises. It being recalled here that with regard to the Tourism Code, the customer will only be able to report any non-compliance that they may notice during the stay and not after leaving the premises.

The establishment’s internal regulations, displayed on site upon arrival and available for consultation at any time during the entire stay, being binding on customers, must be respected by each of them. Non-compliance is a cause for early termination of the Contract; the establishment reserves the right to vacate the accommodation in the event of a serious breach of one of its conditions.

Furthermore, in the event of any anomaly, missing, or damaged items, whether caused by the guest’s own actions or not, the guest must inform reception as soon as possible during their stay, or, if applicable, no later than upon departure. Failure to provide such information could result in the guest being held responsible for such incidents.

During the reservation process, guests are advised that the property’s staff may, if necessary, enter the accommodation at any time for maintenance purposes, but also for general safety reasons. Under no circumstances may or should the guest change the room access system.

Any damage or deterioration caused to the accommodation by the guest will be charged to the guest.

 

Article 10 – Animal regulations

Non-domestic animals are not allowed in the establishment.

Specifically concerning the types of dogs likely to be dangerous, attack dogs (1st category) are also forbidden within the establishment. Guard and defence dogs (2nd category) are tolerated in the establishment on the strict condition that they are muzzled and kept on a leash by an adult, in accordance with article L211-16 of the French Rural and Maritime Fishing Code.

Guide or assistance dogs are allowed in the establishment in accordance with law no. 2005-102 of February 11, 2005.

All pets must be notified at the time of booking. Only one pet per accommodation is allowed. For reasons of hygiene, pets are not allowed in the breakfast room during service hours.

Pets must always remain under the effective control of their owner. In the event of deterioration or damage caused by the animal, the owner will be held directly liable.

 

Article 11 – Termination – penalties – non-renewal due to the customer

The contract will be terminated automatically, without formality and without delay, in the event of serious breach by the customer, in particular in the event of conflictual, abnormal and/or inappropriate behavior likely to disturb the stay of the other occupants, or in the event of disturbance of the peace and quiet of the premises.

The customer must leave the premises immediately and may be evicted, if necessary, with the assistance of the police.

Any illicit activity is forbidden on the premises.

Any behaviour contrary to public decency and order will lead the establishment to ask the customer to leave the premises without compensation or reimbursement.

 

Article 12 – Responsability of the establishment

The establishment complies with the requirements of articles 1952 et seq. of the French Civil Code, particularly regarding consequential damages.

However, the Customer shall not be held liable for failure to fulfill or improperly fulfill the Booking Conditions due to force majeure as defined in Article 1218 of the French Civil Code, the actions of a third party, or the customer themselves.

In the event of a complaint, the customer may contact reception directly, by telephone, or in writing via email or fax: see contact links in Article 3.

 

Article 13 – Warranties – General

The establishment is the guarantor the conformity of the services with the Contract, enabling the customer to make a claim under the legal guarantee of conformity provided for in articles L. 217-11 et seq. of the French Consumer Code, or the guarantee of defects in the item sold within the meaning of articles 1641 et seq. of the French Civil Code (subject to the photos and other graphic reproductions presented on the Site, which have no contractual value).

This warranty covers defects in conformity or latent defects resulting from a fault in the design or execution of the services ordered under the terms and conditions defined in the Contract.

Any defects and/or faults observed will be rectified within a period set by the establishment, taking into account the service affected, or failing this, within a reasonable period.

The establishment’s guarantee is limited to the reimbursement of services actually paid for by the customer, and the Company cannot be held responsible or liable for any delay or non-performance resulting from force majeure.

 

Article 14 – Prohibition of access to the establishment

By validating his/her reservation in one of the establishments listed on the Site, whether directly on the Site or through dedicated referencing platforms (such as “Booking”, “Expedia”, without this list being limitative), the customer expressly declares that he/she is not the subject of any current or past dispute or litigation, in any of these establishments, relating to (i) the payment of invoices (stay, para-hotel services) and/or (ii) the enjoyment of the premises (peaceful occupation in accordance with the intended use of the premises and common areas).

The establichement reserves the right to deny access to the establishment if, despite the present declaration, such facts are proven, without prejudice to any refusal of reimbursement, which would then constitute compensation for the immobilization of the reserved accommodation(s).

 

Article 15 – Applicable law and settlement of disputes

In accordance with the French Consumer Code, the consumer is hereby informed that the establishment is subject to the jurisdiction of the ATLANTIQUE MEDIATION CONSO mediator, whose contact details are as follows:

Before referring the matter to the above-mentioned mediator, the consumer must first have attempted to resolve the dispute directly with the establishment by means of a written complaint.

 

Article 16 – Applicable law and settlement of disputes

The Contract is governed by French law.

Unless the situation requires otherwise, in the event of a dispute between the parties, they agree to attempt to reach an amicable settlement.

In the event of non-compliance or manifest breach of a provision of the GTCS by the customer, the latter may be subject to sanctions, in respect of which the Company reserves the right to bring the matter before the competent courts.

In the event of non-compliance or manifest violation of a provision of the General Terms and Conditions by the customer, the latter is exposed to possible legal recourse.

In the event that any provision of these Terms and Conditions is deemed illegal or unenforceable by a court decision, the others will remain in force and enforceable.

In the event of any discrepancy, the French version of these Terms and Conditions shall prevail over the English version.
